The House
An older home with good bones but decades of deferred maintenance. The goal from day one was to respect the original craftsmanship—trim details, hardwood floors, plaster walls—while quietly modernizing the systems and livability underneath.
What Was Done
Work has spanned nearly every room and system in the house. Major projects have included refinishing original hardwood floors, repairing plaster walls and ceilings, updating electrical panels and outlets, replacing plumbing fixtures, and a full kitchen refresh with new cabinetry and countertops.
Exterior work included repainting trim, repairing porch structure, and improving drainage around the foundation.
Philosophy
The driving principle has been: fix what's there before replacing it. Old-growth wood, solid plaster, and hand-fit trim were built to last—they just need care. Where replacement was unavoidable, the aim was always to match the character of the original rather than default to whatever's easiest at the hardware store.
Still In Progress
The bathrooms are next. Original tile is being preserved where possible, with modern waterproofing behind it. Documentation of each phase is ongoing and will be added to this page as work wraps up.
